DM Designs will take you through the complete process, from your initial ideas, creating your plans for planning permission (If applicable) and liaising with the approved planning & building control authority to gain the required regulations approvals.
Stage 1 – Initial Design & Feasibility Consultation
DM Designs will carry out a site visit to ascertain your exact requirements, proposals and budget. We can then evaluate the design options to suit all of the above and work these ideas to suit your budget. A feasibility study will then be conducted to ensure this meets your needs and as important…….your budget. We can then confirm the following:
Do you require planning permission?
Depending on what you want to do, you may not require planning permission. It may be the case that the proposal falls within the permitted development criteria, and as such are not subject to local authority approval. DM Designs shall confirm if full planning is required.
What is permitted development?
Permitted development is a set of criterion set out in law, that can be carried out on your property without any need for planning permission.
What is a building control application and do we need it?
Building control are a group of experienced construction professionals who are tasked with checking building control submitted plans and associated documentation to confirm if the intended design conforms with current UK building regulations. These plans are also used for your builder to prepare an accurate quote against.
Stage 2 – Confirmation of Instruction to Proceed
Upon confirmation of your request for DM Designs to carry out your plans, DM Designs will request a £200.00 non-refundable deposit which secures the next available space. (Balance payable upon completion & handover of the plans)
DM Designs works strictly on a rotation policy whereby whoever has ordered first get their plans first…This avoids any conflict and ensures total transparency to all clients.
Upon receipt of the securing deposit, DM Designs will confirm the next available date in writing and also pass on all details to our Surveyor who will liase directly with you and confirm a site survey date.
Please allow approximately 2-3hrs for this survey to carried out as generally dimensions of the complete house including elevations are required.
Stage 3 – Preparation of the Plans
Upon receipt of the Surveyors detailed dimensions, DM Designs will produce the first phase of the plans. Once this is complete, we will then arrange a further appointment to go through the final design with you on laptop and confirm approval prior to proceeding to stage 4 (Completion and handover).
Stage 4 – Completion & Handover
DM Designs will compile and complete all associated documentation such as the completed application forms and prepare these into individual envelopes to ensure a smooth handover.
DM Designs require the full outstanding payment at this stage as agreed at STAGE 2: (Confirmation of instruction to proceed).
DM Designs will also confirm if other professional consultants are required such as:
- Structural Engineer
- Party Wall Surveyors
- Thermal Engineers (SAP Calculations)
Stage 5 – Post Administration
DM Designs will liaise directly with the local planning officer and building control officer to ensure all documentation is processed efficiently until approval is obtained.
DM Designs will then contact you further to confirm approval to proceed either by telephone or email.
